All clients have special needs and concerns; I focus on what each individual needs might be and work to achieve them.

I have extensive personal experience to support my professional service to my clients. I’m a graduate of Old Dominion University with a Bachelor of Science degree. I was born and raised locally, and currently reside with my family in Culpeper. I can be your single point of contact for all your home-buying and selling needs.

      I had dealt with Mandy through a Community Homeless program for about two years. When it was time for my husband and I t o purchase our first home, I knew that Mandy was the only one we would consider to walk us through this process. Mandy knew that we had a low mortgage window to work with. She was always letting us know when a home was available in our chosen area, willing to show us homes at anytime we were available. She knew what we were looking for and most importantly, what we had set as our maximum budget and she stayed within that budget.Our contracts, escrow, closing were easy to understand and without issues. My husband and I, with Mandy's assistance looked at several foreclosure homes and her knowledge of potential issues to watch for was something we would have never considered. Her knowledge helped to decide on which home to purchase. Mandy made us feel that we were her only clients (even though I know that was not the case). She kept in constant contact when I had questions or she had information for us through phone calls, texting and emails. I am sure sometime I drover her crazy with my endless communication but she never showed any impatience.

      Being unfamiliar with the area, it was critical that we find an agent with extensive knowledge of all aspects of Culpepe r. Mandy Brown has an uncanny knowledge of the Culpeper real estate market, including property that was not yet on the market. This is in addition to a deep knowledge of available merchants and services. Before and after closing she carefully monitored the owners corrections and obtained more that can be expected in a ten year old house. Well after closing, she continues to provide advice and even scheduling of service people. Her good humor and indefatigable nature set her apart from many agents whose primary interest is closing a sale. Mandy was a major factor in our selection of Culpeper over other towns. She is a delight to work with, and we could not recommend her more strongly.

      Mandy Brown sold this property to me a few years ago. It is a unique property with two homes on one town lot. It is di fficult to get comps for the property. Mandy did an excellent job in representing me as the buyer of this property, and I had no doubt she would represent my best interests when I decided to sell the property. Only those people who really want to buy or sell a home should deal with Mandy Brown. She is a hard worker, extremely diligent on behalf of her clients. She will get the job done or stay up late at night trying to figure out what else she can do to get the job done. I have worked with Mandy on several real estate transactions in the Culpeper area, and this has been the case every time. She is not about a lot of talk --she is an action person. This property sold quickly. I give Mandy Brown the credit for this. She advised me to get an appraisal done before we put the property on the market. She also advised me to ask higher than the appraisal price. I received a full price offer within a couple weeks of Mandy marketing the property. The entire transaction went very smoothly because Mandy knows her business inside and out and took care of every step of the transaction with professionalism with the buyer's agent and with myself. Her communication to me throughout the selling process was phenomenal. I would highly recommend Mandy Brown to anyone looking to buy or sell a home in the Culpeper or surrounding area.       I worked with Mandy several years ago on the purchase of a home in Culpeper. I didn't even consider another realtor whe n I decided to purchase in the Lake Anna area. I knew Mandy to be knowledgeable and diligent on behalf of her client. She works hard day and night as I have received numerous emails from her early in the morning or later in the evening. Mandy does what it takes to help her clients make the smartest decisions. I totally feel she has the client's best interest in mind-- not her own (This is a refreshing outlook). I will be selling my property in Culpeper soon and again-- I would not consider listing with any other agent than Mandy Brown. She has demonstrated her professionalism to me and I trust her wholeheartedly with my real estate business. Mandy was professional in every aspect of the real estate transaction. Her knowledge of so many aspects of real estate is impressive-- from heating systems to septic/drainfields to lead-based chipping paint.
