Proactive Property Management
1) Association Management
- Establish PPM and Client Partnership for Day One
- Work with Developer, Owners and Associations on Transition Plan, Ramp-Up Period,
Hand-Off and Timing as needed
- Work with Developer and Owners to establish a new Board of Directors if needed.
- Attend Board of Director Meetings
- Attend Annual Owner Meetings
- Provide meeting minutes and meeting management support
- Adhere, copy and provide Condominium By-Laws as required
- Conduct Property Inspections
- Enforce Association Rules and Regulations
2) Operations Management
- Provide Building Maintenance for Common Areas and Infrastructure
- Provide Emergency Maintenance for Common Areas and Infrastructure
- Provide Preventative Maintenance for Infrastructure
- Utilize building and equipment warranties
- Negotiate maintenance contracts as required and manage vendors
- Maintain a list of equipment and furniture inventory in common areas.
3) Finance
- Provide Annual Budgeting, Accounting and Bookeeping Support
- Work with Developer, Owners and Association to establish or adhere to existing Approval Authorization Levels
(e.g., on Proposals, Invoices, etc.)
- Pursue Developer, Owner or Association Board Approvals as required
- Establish Bank Accounts on behalf of Association as needed
- Collect Condominium Fees, Special Assessments, and Delinquencies
- Maintain Insurance Policies
- Assist Associationa's CPA with Taxes and Audits
4) Reporting
- Provide Monthly/Quarterly Financial Reports
- Provide Management Reports prior to Board of Director meetings
- Send reports via e-mail or U.S. mail for distribution
