- Inspection of the property to include periodic, check-in and check-out.
- Tenant selection - Verify income, employment, credit, prior tenancy to include the review of tax returns and bank accounts when necessary.
- Prepare lead base paint disclosure form if property was constructed prior to 1978.
- Complete tenant orientation.
- Collect rent and issue proceeds to you monthly.
- Manage security deposit(s).
- Prepare monthly financial reports.
- Prepare end of year tax package to include your 1099.
- Coordinate lease renewals.
- Initiate marketing.
